Hello Folks, Love the blog on square foot pricing. As a Dealer/Builder that question is usually the first one asked. I don't easily volunteer that information except to say that all log homes are custom and can vary according to the bells and whistles. We like to help them find a design so that we can give them a turnkey estimate. Our package supplies all the components needed to build up to cabinets and mechanicals. The package price reflects close to one third of total costs to build a turnkey project. Three times the complete package price can get you a good idea of your budget. The preliminary drawing can give you the ability to get good estimates from subs. Allowances for cabinets,fixtures,and floor coverings can be established to get to a budget number. The client needs to be forthcoming with their real budget including development costs. Not all folks are log home lovers and this approach can help you determine if they are serious. We sometimes work with our clients for years before they actually build. Unless they tell you they aren't building a log home they are still your client and need follow up with them. We establish relationships and make friends through this relationship and it can be very rewarding. I love the log home business!
