Screw Jacks Not Installed in my Southland Log Home

Thanks for your comments, Bill & Scott. Yes, I am still concerned. Is it realistic and/or possible to installed screw jacks now that the house is built?

Southland's "Preferred Builder" failed to install Screw Jacks on posts in my Log Home, even though their Construction Manual has clear instructions for installation and making adjustments for settling. Their Customer Service representative claims it is nothing to worry about. Still, I am tremendously concerned since their published instructions were ignored. Does anyone have any suggestions or guidance on this?

I would most appreciate any help!

Yes you should be concerned. I have been building for 15 years and always install screw jacks. If through bolts were installed on the corners, you can see by how much they need to be tightened to see how much your home has shrank. Best of luck.

Kathryn, I own and built my Southland home in 2009. I did not install the screw jacks as provided. I am a GC and after 5 yrs I have a settlement of approx 1/2 in.  My gable ends are 24 ft high and all 6 in. logs. Could I and should I is debatable. I actually have two issues that are minor but more noticeable are the caulk separation between the logs and fireplace 32 ft high that only needs caulking. The second is the 2in tongue and groove floor/ceiling that has a large shrinkage between the grooves. Obviously my boards moisture was very high and this is more noticeable now. Not happy there, but I just tell my self that "character". Could it be a problem for you?? Not sure but in a few years you will know.
